Policy for non-payment of Fees

All Units in Tanglewood are required to remit a monthly fee to the Condominium Corporation. Fees are set from year to year by the Condominium Corporation board of directors. Fee changes must be ratified at the AGM as part of the financial and budget approval process. The current monthly fee is $100.00. 

Non-Payment of Fees

Non-Payment of Fees is addressed as follows: 

  • Overdue notices are sent on a monthly basis for balance of fees in arrears;
  • At 60 days, a caveat warning letter is issued to the Owner who is in arrears;
  • At 90 days, our management company is instructed to register caveat against title.
  • While this policy is aggressive, the current board believes that a zero-tolerance policy is the only way to address this issue. The corporation relies entirely on volunteer hours to pursue issues of concern to residents within Tanglewood, and the Board has elected to pursue delinquent Owners with a measured response.

The Purpose and Use of Condominium Fees

A Monthly Fee per Unit (Home) is payable by all Owners in Tanglewood to provide funds to support the operations of the Condominium, and provide for contribution to the Condominium Reserve Fund.

The monthly condominium fee is currently $100.00, unchanged since the inception of Tanglewood.
